These guys (origonally from S2) have been doing some amazing stuff, utilizing many things that the Unreal 3 engine has been showing off, and some of their own tricks such as a unified lighting, shadowing, and shading system. It is their own engine.
The current form that it is in is fully using DX9.0C including motion blur and per pixel lighting on everything. The images and movies are rendered in real time. They started out on NV35s, also comments on how much of an improvment it was for them when nVidia sent them NV40s to work with.
