I have one of the original oddball 9800pro256s that has DDR2 and isn't flashable to XT.

1. What would be the best aftermarket (air) cooling for it that would also do the memory?
(I'm not sure about any of the heatsinks being sold since I know the layout isn't the same as the 9800pros.)

2. The little memory heatsinks getting bleeding hot. Is it hard to get the heatsinks off the ram without ripping off the ram at the same time since it's BGA?

The card has to be hot to take off the heatsinks but if its on really hard then forget it. You might rip off the top of the chip or a pin making the card give artifacts and crap. Just stick a case fan on the side of that card and that should do it. :)
