Q6600 vs E8550 vs i7??

I'm looking to upgrade my processor. I have believe I have a e5500, its one of the lower model ones. I'm need more speed. I'm debating getting a Q6600 or a E8550 which I hear can be overclocked to 4GHZ. There is also the option of i7 but I will need a new motherboard + the processor I'm trying to avoid getting a new processor. I have 4GB of the way for a total of 8GB which will be maxed. If I got the i7 I could do 12GB with another 4GB set or 24GB if I ever wanted to. What do you think the best value would be? I don't just game, I run VMs, do animation rendering. I currently have a 8800GT
 
Well if your doing rendering and VMs then I'd go with the i7. If you don't want to throw money at getting and i7 then you can get a Q6600 and OC it. It just depends on how much you want to spend.
