Low Frames with 8800 GT?

I just built a new system:
AMD X2 4600+
4GB RAM
BFG GeForce 8800 GT
BFG 600 Watt PSU

Basically I am having trouble with Counter-Strike Source. I get a decent framerate on most games including crysis. For some reason I can get more than 70 FPS stable in CSS! This seems very low to me because I know other people with the EXACT same card as I that run at 140FPS. Anyone have any suggestions?
 
You sure they're running at the same settings you have set?

I wouldn't worry that much if it were me though, 70 more than enough to play smoothly.
