Intel Chipset Heatsink Thermal Material

I removed the heat sink off an Intel Z68-based motherboard, and it had a thermal pad on it with a separate material outlining the pad, which was a foam/rubber type material in the shape of a square. What is this for? To remove the thermal pad with a razor blade, it's near impossible not to damage this black material in the pad removal process.
 
Where you can you get different sized insulators and plastic spring-loaded push pins? Sometimes I take the chipset heatsink(s) off when I'm cleaning a dirty motherboard and like I said in my first post, to get the thermal material off with a razor blade you can't avoid cutting into the insulator.
