g-sync not working

I am using an Acer KG281K which is a freesync monitor. It is on in the monitor settings and when I went to the Nvidia control panel, g-sync compatible setting was already enabled by default. It is however not working at all as there is tearing in every game and if I enable vsync then a game stutters when dropping below 60 fps.

Enable v-sync in the Nvidia control panel, but keep it off in games.
 
Your monitor's FreeSync range is 40-60hz. Combine that with VRR on a 4k display doing GSYNC via FreeSync and you have a recipe for disappointment.

Sigh, that is NOT the issue and I have enough sense to test within the range. AGAIN there is stutter as soon as I drop below 60 fps with vsync on and without vsync on there is tearing no matter the framerate so g-sync is clearly not working at all.
 
Not all freesync monitors work well with Nvidia's "gsync compatible" setup. Did you check the list from them? Or find others who had your display working?

I am trying this monitor just for the hell of it since it was reasonably priced at a local Walmart. G-sync was enabled by default in the Nvidia control panel which means it should work from my understanding. Monitors that are not validated are not enabled by default and you will get a message letting you know that when if you try to enable it. Bottom line is that it should be working for this monitor based on that.

EDIT: Never mind as I just updated to the very latest drivers and I think I was not actually checking the box before under display specific settings. And there it does say my monitor is not validated. But I will test some games now and see how it goes.

EDIT 2: It is still not working. Oh well it was worth trying it out I guess.

BTW this is by far he nicest TN panel I have ever used. Of course it does have the usual TN issues such as being slightly different looking at the top than it does at the bottom but even that is not very noticeable on most websites or especially not when gaming.

In my experience V-sync on or off is a gsync issue, never get wise even with official true G-sync monitors.
Anyways, TN panels is seriously not what they used to be, still not accurate colors but not horrible anymore :).
