Debating between two z270 board

At least post the specs yourself. People aren't going to go google searching 2 boards to give you an opinion.

The Fatal1ty would be a good option if you wanted to overclock :)

So far, virtually every motherboard I've tried overclocks exactly the same. It's all about the CPU at the moment.

Given how new these are, you won't find too many people that have used both. Fortunately, I have.
GIGABYTE Z270X Gaming M7
MSI Z270 Gaming M7

Both are good motherboards. I lean towards the MSI as it seemed a bit more mature and behaved better while overclocking. Either would be a fine option.

If both were about to die and I could only save one I'd go with MSI as well. That said oddly enough, and I really scratched my brain on this one, I have literally never had a GigaByte product go sideways on me. I still have two GTX460s humming along in a box somewhere and my Gigabyte I5 system went to my friends home and hes probably gonna use it until it dies. On a complete scrub note I feel like I've had better luck with the "AUTO OC" option on MSI than Gigabyte.
