Cooler Master Hyper 212+ Temps?

I've had an Intel 2500k for a bit over a year now, and I've had my 212+ sitting around, never installed it for whatever reason, was using the stock cooler.

Now I installed it, and I also downloaded both SpeedFan and SiSoftware Sandra, since I hadn't DL'd either of them since my last reformat.

And I started freaking out, as SF says my CPU's temps are fluctuating anywhere from 67-87C! I've installed tons of CPUs and coolers, and I'm sure I installed it right. But then, I check SSS, and lo and behold, it only shows my CPU temps as 24-26C.

I literally have both windows open right now, and one says 74C and the other says 25C... which one is lying to me?
 
Use RealTemp instead, with the understanding that all software temp monitors lie; just that some lie less than others. HardOCP used to test temps with a physical probe into the CPU itself, but checking recent Intel CPU reviews, it seems like they don't even talk about CPU temps anymore.

Edit: now I cannot find any HardOCP CPU review which discusses temperatures at all. I must be remembering some other site's CPU reviews, maybe?

Ok, I downloaded RealTemp, it says 27C. But why would SF give me such a crazy number like that?

But thank you, I was very worried when I first started SF =/
