HI, I just put my A64 rig together

Radeon 9800 Pro

10gb ide HD
420 watt 13amp 12v rail pwr supply
I went from an old Athlon 1700 which I loved. It outperformed everything I tried (P4 2.0, P4 2.8, Athlon 1800) It was just amazing. With a Radeon 9100, it ran HL2 on medium to high. Anyway, I booted up installed the drivers, updated the bios to 1.8, did windows update, etc. It seemed a little bit zippier than my Athlon 1700 and about the same in HD related tasks. I played CSS and it recommended medium settings whereas it recommended high for my old Athlon. I was upset, but I maxed out the settings anyway. It played great with 100+ fps.
Now, I tried overclocking since this setup should be pretty good. I want a modest 20-25% overclcok that is stable. I could barely achieve anything though. I tried 240 HTT and 4x HT. Memory divider at 166 with 2.5x3x3x7 in 1t. Voltages 2.7 memory, 1.5 cpu, 1.6 agp. Agp lock at 67. Dynamic overclocking turned off and aggresive timings with performance mode enabled. It wouldn't boot. I backed the HTT down to 220 to get it to work. I ended up leaving it stock because it gave the best performance. With that, I got a 45second 1m Super PI. Any tips for me? I am new to A64 overclocking.
