A new gaming system question

So I'm looking at building a new PC. It would be a gaming PC, but... I'm hung up on one issue. I play older games that are not multi-thread enabled, so single thread performance, especially in CPU bound games, is important. My i5 4440 sits with one core at 100%, the other cores idle, and my GTX 980 sits at like 20% load when playing this game, so if I was going to upgrade my system, I'd like a CPU that has better single thread performance to get me better FPS, and maybe move some load off to the graphics card.

So, what currently available CPU has the best single thread performance? I'm waffling between an 8700k and a Ryzen 5 1600X.
