Based on the reviews I have seen, the 970 is not going to be a 4k@max settings type card, at least not by itself. Even with the 980, settings had to be turned down on the games you mention above to get things "playable."

BTW, the reason I spent the extra $10 was that I have had mixed results trying to OC my own cards the past two generations. It's my hope I can go well beyond the stock OC, but this card gives me a fairly sizable factory OC to begin with so it's less headache/heartache if I can't.
