I am pretty sure no where near 80% of the 4770k's will run @ 4.4 ghz with 1.25 volts. Mine does 4.2 all day with just a little voltage and memory at 2400, will do 4.3 with 1.3 volts and memory backed down to 1866, anything over that takes massive volts and memory at 1600. There are a few chips...
I did something similar, went from a i7 930 @ 4.0 ghz to a 4770k @ 4.2 ghz with 2400 mhz ram and honestly I got maybe a 15% bump in performance in games. Don't do it thinking your going to get massive fps boost, I would only do it if you wanted the new features of the motherboard.
