Should I buy now and wait until BF and Cyber Monday?

I'm looking to buy these parts:

The Asus Z170-AR is $95 after bundling with the 6600k which is already only $200 at Microcenter. I'll make the drive to Philly, it's only about 50 minutes:

I can get this 1070 down to about $323 after rebates and cashback:

Saves around $174 doing it this way. Do you think I will find a better deal on BF or CM or should I pull the trigger now?

Also, should I go with the motherboard in my first link or this one?

If you're ready to buy those parts now, buy them now. There's no guarantee that the Black Friday or Cyber Monday deals will be significantly better.

Some people in this forum are anti-Asus, but I see no problems with the Z170-AR.

I should warn you that the Intel i5-6600K doesn't come with a CPU cooler. I recommend that you pick up the Cooler Master Hyper 212 EVO while you're at Micro Center. (If you want it for less, grab it at Amazon.)
