Questions on setting up motel wifi

Hello folks I need some advice on setting up wifi for a motel,

I'm managing a motel and we are trying to find a good way to get wifi to each room without spending thousands of dollars to do so. The motel has 12 rooms each room is roughly 350 to 370 square feet. The rooms are all in a straight line from one another. The motel also has an attached apartment that is roughly-ish three rooms in size. Counting the outside areas we're probably looking to cover around a total of 5300 to 5500 square feet of space, or more. The main internet connection is in the living room of the attached apartment. There is a full basement in the motel with access under the rooms the entire length of the building.
 
Ubiquiti Unifi gear. You can probably cover most of that with 3-4 APs One in the middle of the "apartment", and another one every 3-4 rooms along the "line". You can get outdoor models or possible indoor under the floor pretty easily, since they're all POE devices and pretty simple to mount.

Hook 'em up to a POE switch near the internet connection, get a Unifi cloud-key for the controller, pop on a good router/firewall with some sort of captive portal access page. (pfsense is cheap and fairly easy to setup). Or set up the security on the wifi controller and control access that way.
 
unifi shot from the bottom on 2.4, test to see how many you need and how much signal you lose going through the floor.
either use wired or 5.8 to connect the unifi aps, again test.
Since you have to wire power to them anyway its just as easy to use wired.
