Best options for expanding 500Mbps internet to cover the entire house.

Relevant info: 2 Story home. Router is on the 2nd floor near the center. 500/100 Mbps Fiber connection -> 5Ghz AC Router -> PC with 867Mhz AC.

1) PC plugged directly into the router gets about 510/100 Mbps.

2) Same PC on the 1st floor directly below the router averages around 470/97 Mbps.

3) Same PC on the first floor in a corner gets about 25/3 Mbps.

So what is the best way to get #3 to near #2 speeds?

I've looked into Powerline adaptors but the reviews of the 1Gbps models that I've seen seem to top out around 100Mbps. Do I need a wireless AC extender/repeater? What do you guys think my best option will be?
 
Do you have cable/coax runs to various locations? You could use a couple MOCA (v2.x) adapters to link in a second AP to the network to provide WiFi coverage to the areas that currently have poor coverage.

Though best would be to simply run additional ethernet to the areas needed.

I'd run Ethernet if I could but I'm renting this place.

On a whim I downloaded and installed the newest Intel Wifi drivers and to my surprise the speeds went from 25/3 to 135/105Mbps all while showing less signal than before. I'd still like to get back up near the 500Mbps max down speed though.
 
Repeater is likely to lower speeds unless you have a dedicated back haul.

Moca is a good idea.

Can you move your AP?

If you can’t, disabling the AP on your router and getting an external AP may help too
 
Play with the different settings on the wifi drivers. My Asus card likes certain settings. I would look at that first. Do some googling on your intel card model. Also you could try a different channel... maybe overlap around you?
 
I guess it could be. Thanks for the suggestions.

I thought about trying the Google Mesh thing or similar but it seems like all of the reviews of wireless devices are just people being excited that they're getting 15Mbps instead of their previous 9Mbps on their 20/5 DSL connection; there's hardly anything about devices that actually get 100Mbps+.
 
+1 to just running CAT6 or whatever. I've tried power plugs extenders, wifi and nothing beats plain old simple cable drops. This is if you want the absolute fastest connection possible. I haven't tried the newest latest gen of wifi widgets but that would require all new $$$ gear. A big roll of CAT cabling off of monoprice is relatively cheap.

Sure it's not pretty but if you spend some time along the base boards to clean it up, it's not bad at all.
 
I can push 350-400mbit through my unifi APs with dedicated Ethernet back huals
 
Get eero pro 3 node mesh. Dedicated backbone 5ghz for fast speeds, reliable, and no firmware issues like orbi has. Reddit group always helpful with ceo and dev people on it. Tech support always great and they are always updating their software.

I ended up going with a MoCA solution. Initially the MoCA devices wouldn't connect and after some investigation I found that the coax lines in the attic were all snipped. I ended up toning the lines out and purchased a cheap coax crimp tool, put connectors on the ends of both lines, and then just used a M-M connector to make them one solid line. So now it's working almost to the speeds I had before:
