Need Advice for a low latency HDMI/DVI-D/Display Port to VGA

I'm going to be getting some late model sony CRT's for nostalgia purposes, mainly I want to run at least one CRT on my secondary computer for some old school gaming and modern titles too (I miss the tight 1280x1024 Rez and that sexy 4:3 aspect and so on...been kick my self in that ass for recycling my perfectly working NEC 17'' Multisync CRT back in 2008)

Anyway the problem I have is my GPU on the secondary is a 1070 and it has not analogue out and i would like to hook up this vintage goodness to a decently powerful machine, the thing is i need a HDMI ect/ to VGA converter and there are many cheap options that will "work" but they are high latency junk in most cases as most ppl use the converts for basic viewing and no gaming.

I would like to get something that is low latency and affordable but i really not to sure were to look, I have been pointed to the HDFury X4 but is expensive and over kill for what I want. If anyone has any suggestions I would greatly appreciate it.
 
Lots of info in the fw900 thread but it would take awhile to get through. The Sunix will work well but at 1280x1024 though you can probably get away with a cheaper adapter. I am in the same boat with 4:3 21 that I want to run 1280x1024 @ 110hz. Maybe they will chime in.
 
You could probably use an old video card with VGA (assuming you have one that works your motherboard) and do the windows power saving trick to render on your good card but output on the old VGA card.
