Slow file transfer 5Ghz Wifi

I'm trying to figure out why I'm getting slow file transfer speeds from my NAS.

I have a 1300mbps WIFI adaptor (Netgear A7000) and I'm running on 5Ghz.
I confirmed my connection speed is indeed running at 1300mbps.
Only my desktop is connected to the 5Ghz band. The TV's, Firestick/Roku is on 2.4ghz
My QNAP NAS is wired to my router. (Asus RT-AC86U).

FYI, I do live in an apartment complex however checked the channels and changed to the one which seemed the lest congested. I also changed to my 80Mhz bandwidth.

When I transfer files from my NAS, I'm only getting a max of 10MB. Any reason why the speed is so slow?

it's possible it is a damaged Ethernet cord.

Have you tested it with a hardwired computer to the router also?

Check setting on the nas of course as well.

All my Ethernet cables look ok. Any settings I could change in Windows? Do you think it's wireless interence at the apartment?
 
Try the 2.4ghz band on the desktop, see what results you get. Try the desktop hard wired in to the router, see what results you get.

Also, the 1300mbps you are seeing as a connection speed is radio signaling rate, not data throughput, you'll never ever get close to that.

Need more info to really diagnose what is causing the low speed.

leave your channels on the common ones that do not over lap, more people may use them but you cause less over lap and thus you actually get better performance, just choose 1,6 or 11 for 2.4Ghz, for 5Ghz i cant say for sure
 
5ghz has more channels but when you start doing 80mhz channel bandwidth it gets just as bad as 2.4ghz because there's only 6 channels for it. Forget using 160mhz in the US because there's only one

OP can try dropping to 40mhz bandwidth on his 5ghz settings and see if that helps with interference
 
We had issues like this in our apartment as it started to fill up. Change your channels to auto and the width to 40 and let the router pick that stuff as everyone elses will also be constantly hopping around as well.

Check for any other obstacles--walls, etc. As mentioned before, while the signaling is 1300Mbps, there's no way you'll ever see that. But you should definitely see more than 10Mbits. Now, you mean 10MBytes/sec, that's about 100Mbits so while it should be a bit faster, you're still moving quick for wireless. If you really need the speed, just implement some form of wired via a patch cable, powerline, or moca as those will generally bury wireless speeds.
